Your bed and breakfast does not necessarily have to be bookable through Gstaad Saanenland Tourism in order to be listed on our website. However, the requirement is that the visitor’s taxes and tourism promotion fee are correctly settled. In this case, we will publish your contact details in the listing on the website so that interested guests can contact you directly and book with you.

No, you are not required to offer breakfast. However, with a classic bed and breakfast, breakfast is usually expected.

In Switzerland, BnB Switzerland is responsible for the official classification of bed and breakfast establishments: Star classification - BnB Switzerland
The organisation is the national specialist body for B&B accommodation and specialises in quality inspections and classification.

The costs may vary depending on the offer and scope of the classification. Usually, the following fees can be expected:

· A one-time registration and inspection fee

· Annual membership and licence fees

For binding information, we recommend requesting the latest details and conditions directly from BnB Switzerland. Overview - BnB Switzerland

BnB Switzerland assesses accommodation based on defined quality criteria. Among other things, the following are taken into account:

• Room facilities
• Services offered, such as breakfast
• Cleanliness and condition
• Guest experience and hospitality

Depending on the extent to which these criteria are met, the accommodation is classified accordingly.

• Greater visibility and trust among guests
• Uniform quality standards
• Support with marketing

Yes, you can market your accommodation through various channels at the same time, for example through Gstaad Saanenland Tourism or through your own website.

• Gstaad Saanenland Tourismus
• BnB Switzerland
• Your own website

It is best to clearly define your cancellation conditions in advance and communicate them transparently to your guests.

Yes, in our municipalities there is an obligation to report guests. In addition, the applicable local regulations must be complied with, for example regarding flat-rate visitor’s tax, TFA (tourism promotion fees) and BA (accommodation fees).

Yes, minimum stays as well as desired arrival and departure days can be defined individually.

You can define the cancellation conditions individually. However, it is important that they are clearly worded and communicated visibly to your guests, for example on booking platforms or in the booking confirmation.

Gstaad Saanenland Tourismus (GST) has concluded direct reservation agreements with the internationally operating rental and sales platforms. This means that your holiday apartment is available on various sales platforms at no extra cost to you. These are currently:

• Switzerland Tourism, myswitzerland.com
• Interhome, www.interhome.ch
• e-domizil, www.e-domizil.ch

Thanks to sales portals with an international distribution network, such as Interhome and edomizil, your holiday apartment can also be booked immediately and at any time worldwide on external portals, so-called retailers. Some internationally known booking platforms are: Booking.com, AirBnB, HomeToGo, FeWo-direkt and many more.
By means of a connection (interface) to the administration platform of your holiday apartment (WebClient), the prices, conditions and availabilities you specify are transmitted to the portals and bookings and cancellations are synchronised.

No. Gstaad Saanenland Tourismus never passes on the landlord's contact details to guests or to the partner platforms.

A picture is worth a thousand words. Nowadays, online platforms demand high quality photos. Properties with professionally taken pictures are more attractive for the guest and have more bookings. For this reason, we recommend that you have the photos of your holiday apartment taken by a professional photographer.
The pictures must be in landscape format with a minimum resolution of 2048 x 1536 pixels, and we only accept JPG and PNG formats. Make sure that all rooms (living room, bedroom, kitchen and bathroom) are photographed. It is important to present as many impressions of the property as possible to the guest. If possible, we ask you to send us 10 pictures in landscape format of the interior and exterior view.
The pictures can be sent to GST free of charge via SwissTransfer or WeTransfer. Please note that you provide GST with existing and future promotional material and data, free of charge and grant GST the non-exclusive right to use the provided materials, texts, photographs, etc. in whole, in part, or edited, for marketing and promotion purposes.
GST undertakes to use the materials, texts, photographs, etc. provided exclusively for marketing and promotion on its own platforms and its partner platforms (including future platforms). Passing on to third parties without the consent of the contractual partner is prohibited.

Gstaad Saanenland Tourismus provides owners with holiday apartment folders containing the most important emergency numbers and general tourist information, which can be exchanged seasonally at the Gstaad Tourist Office. In the folder you will also find a list with the most important emergency numbers and the general house rules in four languages. These will help you to hand over your holiday apartment smoothly.

Gstaad Saanenland Tourismus uses the reservation system Feratel Deskline.

Every holiday apartment rented out via Gstaad Saanenland Tourismus has a personal WebClient login. The WebClient serves as an overview for the entire administration of your holiday apartment. In this system you not only see all your bookings, but you can also enter your own occupancy and you have access to the accounts and valuations of your holiday apartment. The system is also used for the administration of your holiday apartment and for the creation of the Gstaad Cards.

As mentioned above, you can enter the availability of your holiday apartment in the WebClient. You have no restrictions on own bookings for you or your friends/acquaintances, except that the holiday apartment must be bookable for at least 8 months of the year. Provisional own occupancies (e.g., for regular guests or for planned renovations) must also be entered. In case of non-blocking, bookings via GST have priority (see direct reservation contract point 4). Without entering the available data, your property will not be bookable!

In order to generate multiple bookings, we recommend that you do not only enter a minimum stay of 7 nights Saturday to Saturday. Increasingly, guests want flexible arrival and departure dates with short stays. You have the option of automatically shortening the minimum length of stay from a certain point before the arrival date if the property has not yet been rented out by then, e.g., up to 30 days before arrival a minimum stay of 7 nights applies (arrival/departure only Saturday), from 29 days before arrival a minimum stay of 4 nights applies (arrival/departure daily).

Yes, you can set the prices per night for your holiday apartment yourself. If you fill in the price form manually, GST will take care of entering the prices and quotas for your holiday apartment. These are requested by GST from all holiday apartments one year in advance. The prices are binding and can only be reduced on the basis of a desired price reduction (last minute discount).
Pricing recommendation:
To avoid potential misunderstandings for guests, we recommend not applying a pricing structure based on the number of occupants. On many sales platforms, this can result in only the highest rate being displayed. For this reason, we advise publishing a single nightly rate per night for the entire apartment or chalet.

In order to be able to enter your prices yourself in your personal WebClient, you need a release via GST. You can apply for this authorisation by sending us a written request. With the independent entry of your prices, you can more flexibly influence the o ccupancy rate of your holiday apartment, for example by lowering the prices at short notice. Conversely, from this point on, the responsibility for price maintenance is in your hands. This means that you are responsible for maintaining the prices and quotas of your rental property.

Holiday apartments which are marketed on our website and on the website of partner platforms must be available for at least 8 months. For this reason, it is important that the prices and quotas are recorded in good time. Otherwise, GST reserves the right to deactivate the rental property on all platforms.

If you cannot guarantee the arrival of the new guest because of a consecutive reservation (e.g., cleaning of the flat not guaranteed), you have the possibility to indicate "No consecutive reservation". With this function, the new guests can only arrive the day after. You can also place several days between the arrival and departure of the guests. Please note that this option is only recommended if the minimum length of stay, and arrival and departure rules are flexible.

To avoid double bookings, we recommend synchronising the calendar of the third -party platform through iCal. The iCal calendar synchronisation allows you to synchronise the holiday apartment booking schedule with other portals, provided that these portals also have an iCal synchronisation function. The periods booked via our booking system (Deskline) are exported as an occupancy on the calendar and can be read in by the third-party system as a blocked period in their calendars. In addition, bookings from external systems can be read into Deskline via the calendar import function. These block the availabilities in Deskline. The import of the external calendars takes place automatically in the background every hour. In addition, the import can be triggered manually in the calendar. To set up the iCal calendar, please contact Gstaad Saanenland Tourismus.

The guest attaches great importance to a well-kept accommodation. The cleanliness of the holiday apartment and an impeccable overall impression is the most important criterion. The holiday property must therefore be prepared and checked before each arrival. As the landlord, you independently organise the handover of keys and cleaning of the property. The creation of the digital guest card (Gstaad Card) is also the responsibility of the landlord. You will find information on the creation of the Gstaad Card on our website. Whenever possible, someone (you or your keyholder) should be present on arrival and departure.

If the vacation apartment cannot be rented out at short notice, the "Booking stop" function can be stored. This prevents the vacation apartment from being booked up to a certain number of days (freely selectable) before arrival. This restriction is mainly for Internet bookings. If a telephone enquiry is received at short notice request is received at short notice, we clarify the arrival directly with the landlord. This function can be deposited. A flawless and correct transmission of the function on other sales platforms cannot be guaranteed.

The reservation confirmation is sent to the guest and the landlord at the same time. From this point in time, a binding booking exists, and the contract is legally valid. When the booking is concluded, the guest receives the general terms and conditions of the sales portals. This means that the landlord cannot subsequently adjust the conditions or withdraw from the contract.

Since guests are booking online at increasingly short notice and therefore without prior consultation, it is important that your holiday property is always ready for occupation, respectively that it is guaranteed that it can be made available within the shortest possible time. As soon as a short-term booking (e.g., within 24 hours) is received, the landlord or keyholder will be notified by GST Gstaad Saanenland Tourismus. However, if a booking is made outside the opening hours of the Tourist Office, it is to be expected that the holiday apartment will be cleaned and ready for new guests at any time.

By means of the booking documents, the guest will be informed regarding the arrival times and the handing over of the keys. The details of the key holder are indicated on the exchange voucher. The landlord will receive all the contact details of the guest on the confirmation from the service provider. If the booking is made from a partner platform, the guest's e -mail generated by the platform will be evident to the owner. This e-mail will be valid before and during the guest's stay.

For Interhome bookings with children, the age is always 9. However, this does not mean that all children are 9 years old. Reason: guests do not have to indicate the age but select "Children (3- 12 years)". Children 13 years and older are counted as adults. Infants up to 2 years of age are not counted as persons and can also be booked in excess of the maximum number of persons (maximum occupancy) without consultation and free of charge!

A geographical restriction of guests from certain countries or due to their cultural background will not be accepted. According to the direct reservation contract point. No. 4 every booking must be honoured.

GST and e-domizil have the same cancellation conditions.

• up to 60 days before arrival no costs
• cancellation 59 to 30 days before arrival: 40% of the booking total (excl. bed linen and final cleaning, if shown separately on the invoice)
• cancellation 29 to 0 days prior to arrival or no-show: the entire booking amount (excl. bed linen and final cleaning, if shown separately in the invoice)

If the cancelled dates are rented to someone else or the holiday apartment is own occupied, the costs do not apply.

• up to 29 days before arrival no costs
• Cancellations 28 to 15 days before arrival 50% (excl. bed linen and final cleaning, if shown separately in the invoice)
• Cancellations 14 to 1 day before arrival 80% (excl. bed linen and final cleaning, if shown separately in the invoice)
• Cancellation on the day of arrival or no-show 100% (excl. bed linen and final cleaning, if shown separately in the invoice).

Cancellation on the day of arrival or no-show 100% (excl. bed linen and final cleaning, if shown separately in the invoice) If the cancelled dates are rented to another party or if the holiday apartment is occupied by the owner, the costs do not apply. Option bookings by Interhome: Interhome often makes an optional booking. It can therefore happen that the booking is cancelled then. Reasons for this are:

• either because the guest has only made a provisional booking and we receive this as a "normal" booking.
• or because the guest has not paid for the booking in time.

The following standard commission is charged for services provided by GST Gstaad Saanenland Tourismus or its partners:

• 14% commission on the net amount, (i.e., excluding bed linen and final cleaning etc. if these are shown separately in the advertisement and any VAT), plus 8.1% VAT.
• For reservations paid by credit card, the credit card commission will be charged to the contract partner.

The sales portals Interhome (previously 18.04%, since 2022 new 16.11%) and e -domizil (15%) have higher commissions. For you, the difference will be taken over by Gstaad Saanenland Tourismus.

The rental price and the ancillary costs are collected by Gstaad Saanenland Tourismus in the name of and for the account of the contract partner. (See point 6 in the direct reservation contract). The booking amount, after deduction of the commission, is transferred to the landlord (as a rule) by two weeks after the guest's arrival.

It is possible to request a deposit from the guest upon arrival. The payment of the deposit is made directly between the guest and the landlord or key holder. This must be paid back in full on departure if no damage caused by the guest or additional cleaning costs have been incurred. Additional costs are almost impossible to claim after the guests' departure. If a deposit is required, this must be reported to Gstaad Saanenland Tourismus so that it can be included in the description of the property.

The sales platforms such as Booking.com have their own structure when publishing the properties. For this reason, the text of your holiday apartment will be published according to the standards of the respective sales platform. We as DMO (Destination Management Organisations) have no influence on the change of the structure. The texts remain the same.

The ratings of your holiday apartment are in your WebClient as well as online on the Gstaad website. We recommend you to check the ratings regularly. All suggestions that we receive directly from guests or from partner platforms are forwarded to the landlord for statement.

OK: GO supports tourism providers in Switzerland to collect and publish information on the accessibility of their offers and services. This makes it easier for people with disabilities, senior citizens and families with small children to plan their trips. Added value for all! Those who support the initiative can make the logo directly visible online with the link to the relevant information. The registration and publication is done directly with the help of the registration tool "ginto -App" via the landlord. Further information can be found under: Visible accessibility
